A typical sectional door runs on 10–12 rollers: a wheel, a bearing and a stem seated in hinges along each side of the door. Every cycle, each roller carries its share of a hundred-plus pounds around a 90° curve. When bearings dry out or wheels crack, the door stops rolling and starts dragging — which strains the opener, wears the track and shakes the whole assembly.

We check every roller, stem and hinge sleeve — and the track surface they've been chewing on.
Each hinge is opened in sequence with the door secured; rollers are replaced without pulling the door from the tracks.
Bottom brackets are under cable/spring load, so those two rollers are changed with tension properly controlled.
Stems and hinges get silicone lube, track alignment is checked, and the door is cycle-tested for smooth, quiet travel.
Pro tip: lubricate the stem, not the wheel
Nylon wheels shouldn't be greased — grease on the wheel or inside the track just collects desert dust and turns to grinding paste. A little silicone spray where the stem enters the bearing twice a year is all they want. Never use WD-40 as a lubricant here; it's a solvent that washes lubrication out.
Listen and look. Grinding, popping or shuddering travel is the sound of tired rollers. Visually: cracked or chipped nylon wheels, steel wheels with flat spots or wobble, and stems that jiggle in their hinges. If a roller has visibly left the track, stop using the door and see our off-track page.
For homes, sealed-bearing nylon wins on nearly every axis: dramatically quieter, no metal-on-metal wear against the track, and no oil needed on the wheel itself. Plain steel rollers are cheap and strong but loud, and unsealed bearings eat Las Vegas dust. We install sealed nylon by default and will tell you if your door is heavy enough to justify steel.
Builder-grade rollers (short-stem, unsealed, 10-ball bearings) commonly wear out in 5–7 years of daily use. Quality sealed nylon rollers are typically rated for the life of a standard spring cycle count or better. Dust and dry bearings shorten every roller's life — one more thing our desert does to garage doors.
We can, but if one is worn, its eleven teammates have the same mileage. A full set costs mostly labor you're already paying for, keeps wear even, and resets the clock on the whole system. The exception: a single roller damaged by impact on an otherwise young set.
The bottom brackets that hold the bottom rollers also anchor the lift cables — which are connected to spring tension. Never unbolt a bottom bracket yourself; that specific roller is a technician-only swap.
