Commercial sectionals fail like residential doors, only faster and heavier: cycle-exhausted springs, impact-bent panels and track, worn rollers and hinges, and operator wear. Panel-by-panel repairability is a genuine cost advantage after forklift encounters — and a maintenance schedule keeps the wear curve boring, which is how you want it.
Sectional wins when you need insulation (conditioned warehouses, food operations), natural light (full-view glass), a customer-facing look, or dock-position standardization. Roll-up wins on tight headroom/side room, maximum security and busy ceilings. Both are legitimate — the building and the use decide.
Heavier steel skins and thicker panels, 2" or 3" commercial track and hardware, higher-cycle springs, reinforced struts for wide openings, and operators rated for real duty. A residential door in a commercial opening is a short, sad story we've been called to clean up many times.
